Welcome to Mount Marina Villas. These Terms & Conditions govern your use of our website, the booking process, and your stay at our properties. By accessing our website or making a reservation, you agree to abide by the following terms. Please read them carefully.
General Conditions
- Rates are quoted in United States Dollars per room per nights basis inclusive of breakfast, service charge and prevailing government taxes. Mount Marina Villas has the right to increase rates in the event of taxes increasing or government imposing further taxes.
- Rates are non-commissionable.
- Rates cannot be published for sale on any online/ offline channel or on any other 3rd party site.
Booking Policy
- Reservations can be made directly through our website, by phone, email, or via authorized travel platforms.
- All bookings are subject to availability and confirmation.
- A valid credit/debit card is required to guarantee your reservation.
- Guests must be 18 years or older to make a booking.
Payment Terms
- All reservations must be guaranteed by a Visa, Master or American Express Credit card.
- Full or partial payment may be required at the time of booking, depending on the rate selected.
- Accepted payment methods: Visa, MasterCard, bank transfer, or cash (LKR/USD/EUR).
- Any additional charges incurred during the stay (e.g., minibar, laundry, late checkout) must be settled before departure.
- The hotel reserves the right to pre-authorize credit cards prior to arrival
Rates for Sri Lankans
- Sri Lankans are eligible to book the Sri Lankan rate made available through the online booking engine.
- The guest making the reservation should enter the requested information which will be used to verify authenticity. Verification (Sri Lankan National ID) will also be requested at the hotel during check-in to avoid any confusions.
- If a guest books the Sri Lankan rate and a foreign national(s) is a part of the group, the standard foreign rate will be charged from that guest(s) at the hotel during check in.
- If a foreign national does book the Sri Lankan rate, then the difference between the Sri Lankan rate and the standard foreign rate will have to be paid at the hotel during check in.
Cancellation & Refund Policy
- Cancellations made 7 days prior to the check-in date are eligible for a full refund.
- Cancellations made within 7 days of arrival or no-shows will be charged 100% of the booking amount.
- Early departures are non-refundable.
- Special or non-refundable rates are not eligible for cancellation or modification.
- Cancellation policy may vary for group bookings and the reservation departments will advice the cancellation policy at the time of booking. 3 rooms and above are considered as a group booking.
Check-in / Check-out
- Check-in: From 2:00 PM
- Check-out: By 12:00 NOON
- Late check-out is subject to availability and may incur additional charges.
Guest Responsibilities
- Guests are responsible for the conduct of all persons in their group.
- Any damage caused to the property, amenities, or furnishings during the stay must be reported and may incur charges.
- Smoking is strictly prohibited indoors. Designated smoking areas are available.
- No pets are allowed unless prior approval is granted.
Children & Extra Guests
- Children of all ages are welcome.
- Cribs and extra beds may be available upon request and are subject to availability.
- The maximum number of guests per villa must not exceed the confirmed booking.
- Maximum of 4 persons can be accommodated in each category with 2 adults and 2 children or 3 adults and 1 child. Guests aged 12 year and above are considered as adults and guests below 12 years are considered as children.
- 0-5 years- Free of charge when sharing parents room, excluding extra bed
6-11 years- 25% of the double room rate when sharing parents room, excluding extra bed - US $ 15.00 net per night per extra bed. Maximum of one extra bed per room
Property Rules
- Parties or events are not allowed without prior written approval.
- Quiet hours are from 10:00 PM to 7:00 AM to respect other guests and neighbors.
- The use of illegal substances or any unlawful behavior on the premises is strictly prohibited and may lead to eviction without refund.
Liability Disclaimer
- Mount Marina Villas is not responsible for any accidents, injuries, loss, or damage to personal property during your stay.
- Guests are advised to secure valuables and use in-room safes where provided.
Website Use
- You may use this website only for lawful purposes and in accordance with these terms.
- All content, images, and materials are the intellectual property of Mount Marina Villas and may not be used or copied without permission.
Force Majeure
We shall not be held liable for any failure or delay in performance due to circumstances beyond our control, including but not limited to acts of God, natural disasters, pandemics, strikes, or government restrictions.
Governing Law
These Terms & Conditions are governed by the laws of the Democratic Socialist Republic of Sri Lanka. Any disputes shall be resolved in the courts of Sri Lanka.
